Period of Performance: 2011-2012

This project was a design-bid-build. The scope of work consisted of a 4-Plex containing two efficiency apartments and two one-bedroom apartments. The efficiencies are approximately 500-550 sf and the one-bedroom apartments are 700-750 sf. Total building area is approximately 2,600 sf. The building is handicapped accessible with two of the four units being fully ADA compliant.

The foundation was designed utilizing an ICF foundation and crawl-space. There is no tenant accessible storage or tenant access to the crawl-space, and no mechanical equipment located within the crawl-space. The units are independently metered for both gas and electricity and the building utilizes individual

boilers for each unit. The mechanical room is accessible via an exterior entrance. There are both gas and electric dryer connections. The facility is sprinkled per local code.

Kitchens include ADA approved appliances including an electric range, side by side refrigerator, and exhaust hood placed so as to comply accessible requirements. Exterior lighting and headbolt heaters were also provided.
